Deposits & Cancellations for Guest Rooms
- Off-Season Deposit (Tuesday after Labor Day Weekend to Thursday before Memorial Day Weekend excluding all Holiday weekends):
All reservations will have a deposit of one night’s room and tax charged 7 days in advance of arrival date. - Off-Season Cancellation:
If cancelled within 7days of arrival, the deposit will be collected as the cancellation fee. - In Season Deposit (Memorial Day to Labor Day Weekend):
All reservations will have a deposit of one night’s room and tax charged 10 days in advance of the arrival date. - In-Season Cancellation:
If cancelled within 10 days of arrival, the deposit will be collected as the cancellation fee. - Holidays and High Demand Summer Weekends:
All reservations will have a deposit of one night’s room and tax charged at the time of the booking.
Holidays include: Memorial Day Weekend, 4thof July Holiday, Labor Day Weekend, Columbus Day Weekend
High Demand Summer Weekends: Sleepaway Camp Visiting Weekends (Dates Vary)

If cancelled prior to 10days of arrival, the deposit will be refunded. If cancelled within 10 days of arrival, the deposit will be collected as the cancellation fee.
”No Show” Policy:
In the event of a “no show” the entire amount of your reservation will be charged to the credit card on file. Special promotions and offers may have different cancellation policies.
The House at High Falls
Year Round
- 50% deposit and signed rental agreement due at time of booking.
- Deposit is non-refundable.
- Balance is due 30 days prior to check -in.
- No refunds will be extended if reservation is cancelled within 30 days of arrival.
- If a reservation has been paid in full, and cancellation is received 30 days prior to check-in, a 50% refund will be issued.
- Credit card required at check-in for signing privileges.
Smoking Policy
We are a non-smoking facility.
Dog Policy
We are dog friendly in specific room types. Additional fees apply. Please call to check availability for a dog friendly room.
Televisions
Streaming services are offered in each room for television viewing. Cable TV is not offered. Free streaming applications offered include Tubi and Zeam. Please bring your passwords for paid subscriptions that can be used to sign into other applications including Netflix, Hulu, and ESPN. There are limited offerings for sports and live television on the free streaming applications.
Accessibility
We are a historic property and do not have an elevator. Should you need a room on a lower floor, please call the hotel directly.

Cleaning Fee
At Settlers Hospitality, we’re investing in our team by launching programs that enable our staff to live and play in the community where we work. As part of that commitment your housekeeping service charges are included in your folio. Therefore, any additional gratuities while appreciated, are discretionary.
- Per stay cleaning fees are $7.50 per Guest Room or Suite
- Per stay cleaning fee is $325 for our House at High Falls

Settlers Cares Donation
A $1 charitable donation is added to each guest reservation to support our non-profit, Settlers Cares. The Settlers Cares Foundation was created to help employees or affiliates who are facing financial hardship due to unexpected life events. The goal is to provide short-term, emergency support to employees or eligible dependents.
